When Tri-State homeowners call a roofing contractor
Storm season drives most of it. Spring and summer straight-line winds and hail bring the biggest wave of roofing calls across the Tri-State — and the same wave brings out-of-town crews following the weather. Fall is the quieter, better window for a roof that is simply old: crews are less booked and you are not negotiating under a tarp.
Other common triggers: granule loss collecting in the gutters, a ceiling stain after a hard rain, curling or lifted shingles you can see from the ground, flashing failures at chimneys and valleys, and decking that feels soft underfoot.
What drives the price
Square footage and pitch, tear-off versus overlay, decking replacement once the old layer is off, the number of penetrations and valleys, flashing and drip edge, ventilation changes, and material grade. Decking is the line that most often moves a bid after work has started — ask how it is priced per sheet before you sign anything.
Cost context: new roof cost in Southern Indiana and Southern Illinois. Still deciding whether you need a full replacement: roof repair vs. replace.
Permits: who has jurisdiction over your address
Across the Tri-State, whether a project needs a permit — and who issues it — depends on whether your address sits inside city limits or in unincorporated county. That line matters more than the county border, and the answer is different on two sides of the same road.
Each town hub on this site names the permitting authority for that jurisdiction, with the phone number and the official source: Evansville, Newburgh, Boonville, Chandler, Princeton, Mount Vernon IN, Tell City, Henderson, Owensboro, Carmi, Mount Vernon IL and Mount Carmel. Confirm with that authority directly. A contractor’s assurance that “you don’t need a permit for this” is not a permit, and unpermitted work becomes your problem at resale.
What to get in writing
Ask every bidder for the same list, so you are comparing the same job. Line items that appear on one bid and not another are where the price difference usually hides — see how to read a contractor quote.
- Squares and roof pitch
- Tear-off or overlay, and how many layers are up there now
- Shingle brand, product line and color
- Decking replacement rate per sheet, and who decides a sheet is bad
- Underlayment and ice-and-water shield spec
- Flashing — new or reused, at chimneys, valleys and wall lines
- Ridge and soffit ventilation changes
- Drip edge included or not
- Dumpster placement, magnet sweep, landscaping protection
- Workmanship warranty length, stated separately from the manufacturer’s
Red flags
- A crew that shows up the day after a storm with no local address
- Pressure to sign before your insurance adjuster has been out
- Any version of “we’ll waive your deductible” — that is insurance fraud, and it puts you in it
- A bid with no decking rate in it
- No proof of current liability coverage and workers’ comp in your state
None of this replaces checking licensing and insurance yourself — how to hire a contractor walks through what to verify and how.
